Garage Doors in Hawkesville, OntarioBikes, strollersand a door that behaves.
Family garages in Hawkesville are busy places, with kids ducking under the door and a bike wheel always somewhere near the track. We set the auto-reverse so it trips on a light touch, aim the photo-eyes properly, and make sure the door closes fully every time so the house stays secure behind it.

Hawkesville
Talk to us about garage doors in Hawkesville.
The garage door on a house in Hawkesville is usually the entrance the family uses most, so we treat a repair as something that has to hold. That means finding the cause rather than the symptom, replacing the worn neighbour as well as the broken part, and setting the door up so the opener is not straining.

Repairs and new doors
Repairs, hardware, openers and new doors: those are the four kinds of garage door work we do in Hawkesville. Most visits are repairs and tune-ups, springs and cables are the most common replacements, opener and remote problems come next, and new doors are planned with more time and care.

Repair & Maintenance
Most calls in this group start with a description rather than a diagnosis. The door is slow.

Springs & Hardware
Lifting hardware fails in sequence: a dry bearing loads a cable, the cable frays at the drum, the drum groove wears, the spring works harder than it should. Catching the first link in that chain saves the rest.

2021 census · what it means at the door
44%Homes of every age
About 44% of homes in Wellesley were built in 1980 or earlier, according to the 2021 Census.
Where houses span several decades, weatherproofing needs vary: older garages with uneven aprons need thicker bottom seals, newer ones mainly need cracked seal sections replaced. The technician looks at how the door meets the floor and the jambs and fits the seal that actually closes the gap.
85%Mostly houses
Single-detached houses make up about 85% of homes in Wellesley (2021 Census).
Detached houses often have a room over the garage, a bedroom or an office, which makes the garage door part of the heated envelope. An insulated door, snug weatherstrip and a fresh bottom seal keep that room comfortable and the furnace from working overtime in winter.

Questions and answers
Can an off-track door fall?
A door with one cable slack and the springs still pulling on the other side is being held by parts that are not sharing the load, and it can shift or drop without warning, whether or not anyone touches it, if the second cable lets go or a roller gives way. That is why the visit begins with clamps on the track and support under the sections, and why people, pets and vehicles stay clear of the opening until that support is in place.
Why is the bottom section handled differently from the others?
The bottom section is where the lift cables attach, through the bottom brackets at each end, and those cables are under the full pull of the springs. Before the brackets come off, the springs have to be unwound or unhooked so the cables go slack. The bottom section also carries the seal retainer and astragal that meet the floor. After the new section is in, the springs are re-tensioned and the balance reset.
Why should the opener never run with the manual lock engaged?
Because the opener is strong enough to lift a door heavier than a person, and it has no way of knowing a bar is in the track. It pulls, the bar bends, the lock body tears at its screws, the section can crease and the opener's gear or trolley takes the shock. Opener makers ask for manual locks to be disabled or removed when a motor is installed for exactly this reason.
Should I lubricate the cables?
A light film, yes. A mist of silicone or a lubricant made for garage doors on the cables, especially the lowest stretch near the brackets, sheds moisture and slows rust. Avoid heavy grease or oil, which holds grit and salt against the strands. The springs, hinges, roller bearings and bracket pins take the same product a couple of times a year, and the tracks are simply wiped clean.
Can extension springs be converted to a torsion system?
In many garages, yes. A conversion adds a shaft, centre and end bearings, drums and torsion springs above the opening and removes the extension springs and pulleys from beside the tracks. It needs enough headroom above the door for the shaft and solid framing for the centre bracket. The technician measures the space and the door before recommending it, and the result is smoother, more even lifting with hardware kept clear of the sides.
